This 1,740-square-foot penthouse at Schaefer Landing originally was sold by the developer in 2006 for $1,578,287. It was put back on the market with Sotheby’s last August with an asking price of $1,695,000. It failed to sell, and Corcoran just took over with a fresh price of $1,495,000. The views are killer but all the inventory at the Edge and Northside Piers make an offering at this location a tough sell.

  1. South Broadway is a jewish neighborhood! I’ve been there over a dozen time. If you’re not Jew, you are clearly not welcome.
    Off course you’re welcome to spend $$$ in their store but you won’t be encouraged to move in. They want to keep goys away from their close community.

  2. The view across the river is of the housing projects on the Lower East Side. It’s not like you’re looking out at the midtown or downtown skyline. But I agree the walk from the JMZ isn’t bad at all.

  3. JMZ is probably a better commuting train these days than the L — the M will now be going to midtown too, which opens up a lot more commuting flexibility. There is no shade anywhere on the walk, and there’s a ton of construction, which makes it depressing, but long-term, as long as it doesnt collapse into the river, this is probably a good building.

  5. the walk from the subway is fine. it’s really not sketchy because that’s the hassidic area, and it’s all families. Broadway isn’t even desolate there – there’s restaurants and stuff.

    however, agree that you can get views and more convenience at the NSP’s and at the Edge.

    maybe when that parcel next to Schaefer gets developed then more retailers will come in. the walk from the JMZ would not be a big deal to me at all – not really that far.

  6. i visited a 2bdrm listed by corcoran a couple of months back. it’s a pain to get to the building from the subway. and the walk is extremely desolate, gave the impression one would feel unsafe at night. felt like a sketchy area. they do offer a shuttle to the subway, but then u gotta plan ahead so u dont miss the shuttle which leaves every 20min i believe, early morning and late afternoon/early evening. also, the building’s vibe felt like a hospital, and tenants had crap all over the hallways. the one good thing: the view. indeed phenomenal.
