The best feature of this two-bedroom co-op may be its seven large windows, which wrap around two sides. It’s located on the top floor of a circa 1909 flats building in the Park Slope Historic District Extension at 427 15th Street.

Little trace of the original architecture of the four-story walkup building remains, but the unit was evidently a modest and flexible one-plus bedroom, with an additional room at one end likely set off by French doors. The apartment now has a bedroom at each end, with an open-plan living and kitchen area between.

A skilled interior designer could perhaps make the most of the space with some thoughtful upgrades, storage and tweaks to the floor plan. (A neighboring apartment fits in seven closets and an entry and saves space with a pocket door.)

It has outdoor space in the form of a private roof deck “one flight up,” shown virtually staged in the listing, from Kristina Leonetti of Compass. The roof and other aspects of the building — including pointing, railings, hallway and boiler — are undergoing renovation, which could make conditions difficult to assess.

The 16-unit building is professionally managed, and has a nearby off-site super who helps with shoveling and sweeping. There is dedicated storage, bike storage and free shared laundry in the basement. (The apartment also has a washer/dryer hookup.) The monthly maintenance is a reasonable $755.

A similar unit on the same floor sold last year for $757,000. This one is asking $829,000. What are your thoughts?
