A pair of apartments combined via a spiral staircase (quite a nice one, in wood), the unit offers something of a townhouse feel, with two levels and a good deal of space. There are three bedrooms — one below, alongside the living space, and two above.

The upstairs has a “den” that could be put into service as a kid’s room, though the only entrances are via another bedroom or a walk-in closet. It’s also got an office space and a sitting room with a wall of built-ins and the aforementioned river view.

The kitchen is narrow but tastefully done and in good shape.

One potential issue: Along with that western exposure could come noise and other bother from the adjacent BQE. The unit is on the second and third floors, so there’s not much distance there.

Other than that. it’s a desirable block, a cul-de-sac right by the Promenade.

The pet-friendly building has a doorman, a resident super, a roof deck, a laundry room and bike storage. Other storage requires a waiting list.

The maintenance of $2,203 could be worse, considering this is in Brooklyn Heights and a combined apartment. The buyer pays a 1 percent flip tax.
