Co-op of the Day: 103 Prospect Park West, #4
We bet this new listing at 103 Prospect Park West will go fast. It’s a duplex on the front half of a townhouse facing the park between 5th and 6th streets in Park Slope. It’s not huge but the layout actually works a lot better than a typical floor-through plan. And it’s in nice shape…

I would rather have a tiny kitchen and a larger living area than the alternative.
But what I really wonder about is how small buildings like this become “no dog.” Do people hate dogs that much? Is it a religious thing? Is it germs? Noise? One family in the four that occupy the building who hate dogs? What happens?
It seems sad to be a “no dog” building when you’re across teh street from a park.
I’d get rid of the wall mounted tv and speakers, and remove/reposition the dining room chandelier to allow placement of a round table closer to the window. The carpeting makes me wonder about the condition of the floor and whether or not there is a noise problem/cranky downstairs neighbor. Also this looks like a 4th floor walk-up which hurts.
It does look rather small, but it’s very nicely done and someone will surely buy it quickly.
