This five-room place in a Neo-Grec Park Slope brownstone could make a sweet setup for a couple or small family if they can swing the monthly rent. The floor-through might even work for two or three roommates, depending on how much privacy and space they require.

It’s located on the second floor of 357 7th Avenue, only a block from the excellent Cafe Grumpy, built around 1866 as part of a row of five townhouses, according to the Park Slope Historic District Extension designation report.

It’s got nice refinished wood floors, high ceilings, original moldings and doors, two mantels, pocket doors, an eat-in kitchen with a dishwasher, and at least three closets.

It would make for a luxurious arrangement with the bedroom in the middle (at one time clearly meant to be a bedroom although no longer a legal one due to the lack of window or skylight), living room in front, dining room in back, and second bedroom or office in the small room that’s off to the side in the front of the unit facing the street.

While the apartment appears to have an interior hall in the rear connecting at least the bathroom and kitchen, we’re guessing that’s not the case for the front rooms, potentially making middle-of-the-night trips for their occupants to the one bathroom slightly awkward. (Note also the middle room does not appear to have a door into the hall.)

As well, the apartment faces 7th Avenue, so the front rooms could be pretty noisy, especially considering there’s a bus stop a few feet away. Prospect Park is two blocks away.

Purportedly, according to the open listing, it’s convertible to four bedrooms. All we have to say to that is, “no.”

It’s being shown by Marjorie Longchamp from Citi Habitats, renting for $3,300. Can you make it work?
