An affordable housing lottery has opened for six newly constructed units that are part of a seven-story building at 830 Flatbush Avenue in Flatbush, four blocks away from Prospect Park.

Of the affordable apartments, there are three one-bedroom units and three two-bedroom units. Rents start at $2,253 a month for the one-bedrooms and top out at $2,716 a month for the two-bedroom apartments.

The lottery is set an area median income range of 130 percent. Eligible incomes range between $77,246 and $146,510 for households of one to five people.

There are a total of 20 units in the building and retail space on the ground floor, with a fitness center, laundry room, bicycle parking and lounge split between the first floor and the cellar. The listing notice says there is a roof deck, but that is not reflected in building permits.

Leasing has yet to begin on the market rate rentals.

The site was previously the home of The Fulton Stores, a furniture and appliance store, before the building was demolished in 2017. It was once home to the Flatbush National Bank of Brooklyn, where the bank card — the bulkier predecessor to the ubiquitous credit card — was born.

Rabsky Group, which purchased the building for $2.4 million in 2015, is the developer. Rabsky’s projects include a mega-development at the Pfizer site in the Broadway Triangle area and a block-size complex designed by ODA at 10 Montieth Street on the former site of the Rheingold Brewery in Bushwick.

Michael Avramides is the architect of record. Renderings show a grey brick building with small terraces for most of the units and a larger terrace for the top-floor unit. There appear to be gold window frames that match the lettering on the ground floor awning, which spells out the address.
