An affordable housing lottery has opened for four newly constructed units in a four-story building at 2920 Brighton 4th Street in Brighton Beach.

Of the affordable apartments, there are a pair of one-bedroom units and another pair of two-bedroom units. Monthly rents start at $1,450 and top out at $1,850.

The lottery is set at an area median income range of 130 percent. Eligible incomes range between $49,715 and $149,890 for households of one to five people.

There will be 13 apartments total in the building. According to building permits, a community facility will be in the cellar, along with parking for seven bicycles. Six parking spaces for cars are available off site, and a roof terrace is available to residents.

Formerly on the property was a one-story house, which was demolished sometime earlier this year.

Alix C. Michel of Citispace Consulting LTD (referred to elsewhere as Citiscape Design & Development) is the applicant of record. Hagai Laniado is listed as the owner on building permits. The lot has changed hands twice in recent years: In 2017, the longtime owner sold the property to 2920 Brighton 4th LLC for $950,000; a year later, it was sold to SSJL 2920 Brighton 4th LLC for $1.2 million.

Market-rate units in the building have yet to be listed.

Applications for the affordable housing lottery must be submitted by December 4, 2019. Apply through NYC Housing Connect. To learn more about how to apply for affordable housing, read Brownstoner’s guide.
