The Red Hook Co-Ops started selling market-rate units last year after the affordable units closed. Sales weren’t moving very quickly, but it looks like Realty Collective is now trying its luck. Streeteasy shows eight new listings, from $349,000 for a two-bedroom to $549,000 for the three-bedroom penthouse. Manzione Real Estate, which has marketed the units since the beginning, still has listings up that include a $380,000 two-bedroom, a $510,000 three-bedroom and a $575,000 penthouse.

  1. I walked by this building the other day and thought the metal grates beneath the windows was a smart, inexpensive way to camouflage the air conditioner sleeves. They play nicely off of the cornice. The entrance canopy is the only design misstep, imo.

But $349,000 for a two-bedroom co-op in Red Hook? What would a two-bedroom cost in those neighborhoods south of Prospect Park that I am only vaguely familiar with? And which is the better value?

  2. The building’s exterior isn’t too bad. In a few years, once the trees fill out, it will be pretty nice. Plus, it’s right across the street from a great schoolyard. Initally people mocked the Columbia Street urban renewal/affordable housing project, aka “the phasers.” Now it’s one of the most desirable places to live in Brooklyn!
