Fresh on the heels of a succession of price cuts at one of the penthouse apartments at the Greene House, the price on a two-bedroom was trimmed from $948,000 to $936,000 on July 30. It’s a real two-bedroom (north of 1,000 square feet) and on a high floor—nothing to sniff at—but, still, we can’t see how they’re going to get this price when, for the same dough, you can pick up this two-bedroom on the 12th floor at One Hanson that’s 300 square feet larger. Granted we’re biased towards older buildings and the location of the Greene House is nicer, but we just don’t see it.

  1. no connection to any of this, but prior to reading the comments, my first thoughts were that one hanson has no outdoor space and that the monthlies were higher. squidward has a point even if he/she is the seller.

  2. The monthlies are about 50% higher at One Hanson, so you have to factor that into the pricing equation. Also, most units at Hanson have no outdoor space, and few have Manhattan views. GreeneHouse condos all have outdoor space, and 2/3 have views of Manhattan. The comment about the gym is inaccurate –it may be small but the equipment is exactly what you’ll find at Crunch or NY Sports. It’s true the lobby situation is regretful, and I think it has a lot to do with why the prices have been reduced.

    And who knows when One Hanson will be ready, or what it will be like when it’s finished? At least at GreeneHouse you know exactly what you’re getting, and you can move in tomorrow.

  3. good call brownstoner. although, the location is nice, this building has so many cons:

    -depressing gym (if you can call this a gym) with dated equipment
    -part time doorman
    -still unfinished lobby after two years of activity
    -medium range finishes in bathroom and kitchen

    having visited one hanson, i can honestly conclude that asking this kind of price per square foot is ludicrous. given what’s going on with the penthouse, one has to wonder about the general state of mind of those who purchased a unit in this building in the first place…
