  1. I’m sorry, even at 1.4 mil this isn’t a bad deal. Great location, IMO, and while it doesn’t seem to be recently renovated (“updated” is code for “new appliances 10 years ago’) you’ve got a 3 br duplex with balconies, fireplace and 1600 sq. ft. Anywhere in Manhattan that’s at least 2 mil, plus probably a higher maintenance. agree the “19 weeks on market” doesn’t square with getting $79k over ask…maybe a 2-bidder war?
