178a stuvyesant avenue bed stuy 12015

This four-story Bed Stuy brownstone at 178a Stuyvesant Avenue has been converted to four two-bedroom condos that hit the market last week, starting at $775,000. Each apartment has private outdoor space, solid oak hardwood flooring, granite countertops, stainless steel appliances and a washer/dryer. The units have baseboard heating and holes in the rear walls for air conditioners, going by the photos.

Condos range in size from 930 to 1,089 square feet and clock in at $842 per square foot for the smallest apartment. The largest and most expensive unit is a garden and cellar duplex with a private garden asking $819,000.

These asking prices seem a little high for this part of Bed Stuy, especially since the renovation looks only slightly above average. It’s located about four blocks from the Gates J,M,Z trains and about eight blocks to edge of Stuy Heights shops and restaurants at Halsey and Lewis. The 60-foot-deep house last sold for $700,000 in 2013, according to public records.

  1. Pretty stunning prices, especially since the only equivalent I can think of is 620 Lafayette, which is a far better location. Mind you, 3 out of 4 of those sold after the first open house. And it’s true that there’s hardly anything else in this price range. You need another 300k to get a 2-fam.
