Radiator service/wood floor repair

Hey, gang. A sneaky radiator was leaking all winter behind a plant stand and has left the floor badly damaged.

The floor is beyond any sand and seal. My guess is this same problem happened 30+ years ago and was replaced really cheaply with some multi-ply (not hardwood) that has really not held up.

folks on here recommend carlos who is located in Glendale. even though i have never met him (i have seen his work), they really recommend him – so i think you would be safe.

Over the years i have installed and refinished or patched my share of floors and i know a lot about finishing or refinishing wood using similar products to floor finishes. if you care to post pictures, i might be able to guide you on what will have to be done to the floor.

i have the same situation in my house now and i might spot sand the area to 120 grit, seal it with a seal coat of poly and spirits, and coat with poly and then screen the entire floor and coat to blend it. you want to try to avoid sanding the entire floor and you want to push back against people who suggest this –

i have a finish repair outside the master bedroom that i have yet to complete (i have sanded it and put one seal coat on it) and even though i have not screened and put a final coat on it to blend it, it is barely visible. a lot of people do not like repairing floors this way. i have been repairing finishes this way for decades.
