Bath Remodeling Costs

Hi!
We’re in an old brownstone and our bathroom (14′ x 6′) needs remodeling and we would love to hear from others who have completed similar renovations. A contractor will restore our claw-foot tub, remove walls and floor (keeping tin ceiling), radiator, fixtures vanity and toilet. They will move the plumbing for the tub and toilet plumbing, frame & sheet rock the walls, as well as fully re-tile, and paint The will add a new smaller radiator and place toilet, vanity and fixtures. The quote from a recommended contractor for this work is $25,000. This excludes any cost for materials (other than sheetrock and related materials and a radiator). We will purchase tiles, fixtures, vanity, toilet separately. If you’ve had recent experience with renovation – does this quote sound appropriate? THANKS

All depends on the quality of the contractor. To me, that is a low cost so I would be weary of the results
Our renovations are definitely custom and high end, but the bathroom we just finished that was about 20′ x 12′ was 55K with Customer Supplied materials.

That price doesn’t sound insane, especially given the plumbing work involved. Is the contractor a plumber himself or does he plan to hire someone? Is the tiling easy or complicated? (Patterns, penny tile, etc.) Is the contractor full service and will handle everything and get permits? For that price I’d expect him to be.

I’d recommend getting a quote from Luis Tamay. He did two beautiful bathrooms for me and has done others for friends. His tiling is flawless. His phone is 845-282-3167. This isn’t a shill — just always recommend this guy because he’s really nice and does good work. He will tell you if he can’t do something.

For the plumbing work, I would recommend talking with Lou (can’t remember company name) at 917-299-8309. He’s licensed, reliable, and has done excellent work for me. But he’s not a full re-model guy.

It does sound high but then again it’s probably in the ballpark, considering how much we’ve spent on two similar bathroom renovations in 2019 and around 2022. Two questions: Does the bathroom currently have tile all over the walls or will that be a new addition? Have you checked with your heating plumber and are you certain you can disconnect and reconnect the radiator without major work on the heating system? (Depends whether you have hot water or steam.) Some thoughts: A general contractor cannot restore the finish of a clawfoot tub, if that is what you are after, and in my experience, such “reglazing” often starts to peel after a year or so, although I do know someone whose reglazing lasted a decade. But maybe the general contractor will bring someone in at the end of the job who can do this work. If you are looking for new fittings such as nickel supply lines for the clawfoot, that is a speciality order (such as from Vintage Tub & Bath) that a licensed plumber can install. Overall, I would get quotes from three general contractors recommended by friends. And actually, even more so, I would start by working with an architect or designer who has lots of experience with similar bathroom renovations in old houses in your area, and let them come up with the precise plans and bid it out to three contractors they have worked with before. You’ll likely get a higher quality of contractor, work, and results — and maybe even for the same amount of money.
