I highly recommend Pietro Calabretta and Rob Demetrio from All Renovation Construction. They advertise on this board and periodically comment as well. We are in the midst of a partial gut on a PS brownstone and previously used them to do our condo as well. Pietro and Rob are super competent, perform top-quality work and are cheaper by a significant measure than other GCs I've spoken with. Definitely recommend a REBNY member so that other agents can bring clients to your property and cobroke the commission. Make sure they have a marketing plan. It's not enough to just put a listing on the broker database and the nytimes, there needs to be a reason why your home is worth the price you set, and what makes it unique amongst the others in your area. I do a lot of business in the Prospect Heights, so caveat, this is a bit self-promoting :). For my listings, we will discuss comparables, develop a marketing plan and set a showing schedule. Of course my company will list it through our REBNY member database and streeteasy, nytimes and craigslist.
