  1. don’t use the mob. just do some research. there are many brokers and you have to find the one that is right for you!

  2. You want someone who co-brokes, has a user-friendly website that includes professional photos and floorplans for each listing, and who will list your place on Streeteasy and the NY Times.

    Beyond that, pick someone who gives you good advice based on comps, and who you would trust to negotiate on your behalf and advise you. Interview at least three candidates.

    As for big firms, they all have wonderful brokers and awful brokers; it depends on the person.

  3. I recommend that you speak with Michael Dvorkin, of Charles Rutenberg Realty. I have crossed paths with him professional a few times, and he is knowledgeable about the Brooklyn market.

  4. You should interview the big guys if you want your home sold ASAP and for the most money. The brokers who have a presence in Brooklyn, who know the borough and who can sell not only your home but the neighborhood also Ie: Elliman, Fillmore, Corcoran, Halstead, BHS those are the movers and shakers of Brooklyn. They all have awesome websites, they all use professional photography, floor plans, you’ll be on every website out there. Ive dealt with a few brokers in the past. I always recommend a few

  5. i suggest interviewing a few brokers in person or over the phone. Definitely recommend a REBNY member so that other agents can bring clients to your property and cobroke the commission.

    Make sure they have a marketing plan. It’s not enough to just put a listing on the broker database and the nytimes, there needs to be a reason why your home is worth the price you set, and what makes it unique amongst the others in your area.

    I do a lot of business in the Prospect Heights, so caveat, this is a bit self-promoting :). For my listings, we will discuss comparables, develop a marketing plan and set a showing schedule. Of course my company will list it through our REBNY member database and streeteasy, nytimes and craigslist. I have also created a website, video walk through and having an office in SoHo and North Park Slope helps as well.
