I have a a 1 bedroom rented for about a 10 month on a 1 year lease.
My tenant have his parents visiting for 2 months and now they have been here for about 6 months now, and every time i ask him when they go back home they are still there after the date that i have been told.
I did mention on the lease.

the sole occupancy of the person name in this lease as tenant. the total number of occupants must not exceed the number of tenants specified in the current lease, except for the immediate family.
Is that mean i can not do anything about that ??
My water charge is 3 times more expensive that is has been and is a small apartment not to fit 3 persons.

  1. you can’t do anything worth talking about… simply do not renew the lease. it is very easy to find a tenant right now.

  2. Yes, parents are immediate family. The rule about overcrowding is vague and rarely applied, but generally it means no more than two persons per bedroom. Your best bet is to not renew the lease.

  3. If your water bill is three times what it has been, then you’ve got a leak, maybe even in your own apartment.

  4. if one’s parents aren’t considered immediate family, i don’t know what is.

    Maybe tenants parents do not have a home to go back to.

    Wait it out 2 more months and simply do not renew their lease. Unless it’s a RS apt, it is within your rights not to renew, but I think you’ve got to give them 90 day notice (3 months)
