Hi. I’m moving into a small co-op where everyone has the same maintenance fee. I am thinking about adding a half bath. If I had a second toilet and sink running, would that increase my maintenance fees? I know I will ultimately have to ask the co-op board, but I thought I would see what you guys on the forum have to say first.

Also, your co-op may have a “wet over wet” requirement- and may not allow you to put a bathroom directly over your neighbor below if his/her space is a bedroom or living room etc. Though powder rooms are easier to negotiate.
Check your alteration agreement – and ask the board.
I believe co-op maintenance is based on square footage, so if you’re not increasing your square footage, you shouldn’t get a maintenance increase. However, since you will be using more water, perhaps the board will not approve–I assume the board has to approve all renovations?
My first thought is that this would not increase water usage… but adding a person would.
But that toilet better not be running!
