My boyfriend and I are looking to purchase a brownstone in Bed-Stuy. We have owned apartments before, but never a home. We have seen homes which will require sustantial interior renovations and are curious how many permits will be required by the city if we want to move/add bathrooms. One house we have seen is currently a shell and have no idea what was there in the beginning. What quidelines does the city use to determine the number of baths (full and part) allowed in a 3 story brownstone. Thank you!!

  1. You’ll only need the one permit for the whole thing. There’s no maximum on the amount of bathrooms, and you’d be required to put in at least one per family.

    A lot of those houses being sold already gutted, were often gutted without a permit, so you may inherit a work without a permit violation. It’s relatively easy to do this research online with just an address to go on and knowing where to look. You could look at the penalty few as a trade off for the savings of not having to gut it yourself, and now have a clean slate to work from.

  2. Seen if any drawings were filed. I would think for a gut there would have been. In those drawings would be a demo plan showing what was to be taken out. Otherwise, do a search and see if there is anything on file. Sometimes you get lucky.
