So I bought a 2family investment property which didn’t look like it had anything done in the past 20years or so. Hired a licensed electrician to just setup 3meters (one public) (vs 2) and up the service to 100amps. I was told that the inspector only looks at what was actually “touched” everything else is grandfathered in. The inspector was only in the basement and said everyhting looks good, next thing I know I get a violation that says electrical wiring defective/exposed in progress. Can they do this? All of the stuff in the basement is like 30years old – it’s very evident – how can I get a violation on this?

Does anyone know what can be done – I don’t have the budget to spend $20k re-wiring the entire house.

  2. Thanks everyone! Can anyone recommend an affordable good electrictian, I just spoke with the electrical department of DOB and they said that an application needs to be put in for the old code and that would be fine – has anyone dealt with this before?

  3. if you get work permit for any electrical work ,they can inspect everything.they can make you change anything they want if its against the code.your electrician knew it was gonna happen.now he got extra work.now you know why he did not let you know about it.

    Is the wiring BX cable (the spiral metal clad stuff) or cloth covered? if it’s the latter I’m not surprised. If it’s BX cable but just old, that’s very surprising.

  5. What does your licensed electrician who did the work say?
    My understanding is similar to yours – a DOB inspection is supposed to be of the work that was done. But if the inspector sees something obviously unsafe he’s supposed to cite it. If the inspection was only in the basement, my guess is that you don’t have to spend 20k rewiring the whole building, just have your electrician take care of the violation in the basement.
