We are about to embark on a gut reno of a 3-story brownstone. The facade/stoop are in bad shape and we’re wondering if we need to wait til end of reno to redo facace/stoop? We’d prefer to get it done early (while awaiting permits for rest of reno and then have reno team protect the stoop) but is it better to wait til the very end and if so, what are pros and cons of doing facade & stoop at beginning vs. end? We also need to put in new windows and wonder if that affects redoing facade (openings will remain the same). Thanks!
What do you need is team work. You need a GC with a Brownstone mason that he trusts not the cheapest one that will give him the biggest proffit.
The scratch coat should be done first, windows next and stoop last.
For that, I will say get your own mason for the facade work. A mason you like.
do the facade before the rest of the work… then the person doing the facade doesn’t have to worry about banging up the new windows, paint, etc….
we recently redid our facade after the renovation and it was a nightmare. In the end it looked good, but it was more of a pain in the neck than it needed to be because we had to work around all of the other renovations.
Micheal 37 is right after having scratch coat done its better to dry well for the final coat.by the time you can finish interior renovation.after finish renovation than final coat of brownstone color. For facade and stoop resurface you may call M.Hamid Construction Co (718)633-1500.
Make sure you put your new windows in after!!!! We made the mistake of doing the facade after the new windows were put in (I think we were punch drunk by then), and the guys scratched up our new windows badly. Not to mention, the caulking around the windows, which matched the brown encasements, SHRUNK! So, we had scratched windows and shrunken caulking all around (I guess the chemicals they used caused the shrinkage). Also, the capping looked like sh*t, so I had to pay the window company to come back, add another layer of capping over that and redo the caulking. Of course, the guy who did the facade refused any responsibility. Live and learn.
Brownstones usually get 2 layer of cement. first coat cement called scratch coat. and then finishing coat of color cement.
you can start your renovation after the 1st coat. while your facade dries.
Do it after…
How will you feel when your brand new stair or exterior is damaged during the interior renovation.
Also, it’ll be mixed in with his general conditions costs, your bidders will all be putting a healthy $ amount in their bids to protect the stair/exterior, and to cover possible repairs if damage occurs (and they won’t be offering you a credit if no actual damage occurs during their work).
