we are about to buy a 3 story house which will need gut renovation.

its currently 1 family and we will turn it into legal 3 for bank purpose. Question is..
Can we do 2 studio rental in garden apartment and keep the duplex for us?
Vs the obvious solution of single apartment on each floor.

  1. If you provide on the studio proper egress and sizing of bedroom + living room sizes then you have no problem if it works withyour density.

    You may need to add sprinklers.

The conversion from one family to three family could be done if and when your zoning district allows it as of right, also you have to address egress being that you want to convert to a three family your architect or engineer could tell you exactly what is required per code to do this conversion

  3. That is a no go if it is of combustible construction. You can do whatever you want as long as you meet the exiting, fire ratings and sprinler requirements. Your architect will be able to help you with this. If you do not have one, give one of us a call here on the list. Good luck!
