About to start looking for someone to do this (sanding and finishing) for my parquet floors.

I’ve read re-doing parquet is different from re-doing regular wood floors (where the grains all flow in one direction), and am assuming that this makes it a more expensive job.

Can anyone give me an idea if this is the case?

Also, can anyone give me an avg. per-sq.-ft. cost for re-doing parquet floors?

Thanks.

  1. Carlos here from Inti Interior Finish & Wood Floors. Only real difference is the method of sanding, parquet floors have a cross grain construction so they are not as easy to sand as regular hardwood flooring which is one directional. This has to be done by an experience wood floor professional since it requires patience and detail. We use the following sandpaper grit sequence when we refinish parquet floors – 40 / 80 / 150 / 180 – the latter being the finest-grade sandpaper. For pricing as always it’s better to review the current state of the floor (does it need any repairs?), find out what finish you require (or stain) and take measurements to price accurately. Here are my prices – if natural finish then 1.90 per sq. ft, if stained then 2.40 per sq. ft. I would love to come out and give you a formal estimate.

    Thank You,

Inti was hired to refinish my hardwood floors, sand and paint all interior walls and ceilings, and repair and replace the damaged drywall and window sills of my coop apartment. I am very pleased with the both the professionalism and quality of work done by Inti. They were very helpful in explaining what work needed to be done, provided a very reasonable estimate, and finished work when promised. I hired Inti to make my apartment “move in ready”, and they delivered as promised. I would surely recommend them without hesitation, and I look forward to using them in the future.

I am landlord of 3 family building in Prospect Heights. We just had our 2nd floor tenants move out and we need the whole apartment painted as soon as possible for our new tenants. Inti Interior Finish made the process of the getting the apartment ready for the new tenants extremely easy. After our first initial meeting I felt very good about Inti Interior Finish. They came in finished the work with
in a day, did a excellent job and I would suggest them for multiple family building owners and single family a like.

Inti did a great job on my floors. The pine subfloor required several repairs before they could be stripped and refinished. They did a very good job of making the new boards blend in with the 100+ year old floor. The Inti crew were professional and they completed the job when they said they would.

  2. Make sure you have it done right. When had our parquet floors sanded and finished 36 years ago, we were told that, like many late 19th century parquet floors, it was pretty thin and could not take another sanding. We had our parlor floors stained dark (the finishers called the color “coffee”) with a semi-gloss poly finish, on the parlor floor and unstained, with high gloss poly on the ground floor and semi-gloss on the top floor. Lucky, it has held up very well, with occasional coats of paste wax years ago, and liquid Rejuvenate more recently.

  3. It’s really about one guy coming back for a 3rd and 4th day. It doesn’t add all that much to the cost to add coats. Most of the labor is in the sanding and cleanup.

  4. I have used Verrazano on two buildings. They are reasonable and stand behind their work. Quality of finished job is great. I am a floor fanatic and even follow behind the vacuum guy with a mineral spirits dampened rag being sure all the “baby powder” fine dust is gone before the poly goes down. One floor looked like it got some saw dust or dirt on it during poly application, I had the owner come look at it and they came back and redid the whole floor thru to my satisfaction for free. Call Frank, the owner 718 369 9663. I think that pricing for sanding and sealer w/2 coats is about $1.75/$1.80 sf for an average size floor through–not painted floor or dark stained floor. They charge more for small jobs. Repairs on top of that. Remember–don’t think that the lowest price is always the best way to go here–you’re stuck with the results for 10 years or more and can only resand floor so many times before they’re too thin to redo.

  5. Does the avg. cost of refinishing a parquet floor spike greatly with every coating or are the marginal costs per coating, &c., smaller and smaller as you add additional coats?

In other words, what then might the avg. cost be if I were to have someone:

    1. sand down the floors, add a coat of stain and two coats of varnish/lacquer?

    2. What is I also wanted to add an additional (3d) coat of varnish/lacquer, or

    3. another (4th) coat?

    Thanks,
    Brian

  6. I had my parquet floors sanded and refinished about a year ago by Verrazano Flooring. They also had to do some repairs for me and to re-create some of the elaborate border designs. I found their prices reasonable for the quality of work they did. It’s hard to talk about average prices since the number of coats of finish, possible repair work, etc can influence the price. To get a better idea of what you want, you might want to have more than one firm come out to give you an estimate on the job as well as a description of what they propose to do. That way, you can decide what’s right for you. If anybody does ask for my recommendation, I always advise them to use Verrazano since the quality of their work is so high and the guys they send out to do the work are nice and trustworthy.

  7. I had gray parquet floors from the 90’s, the about 4 years ago I had them sanded, and i stained them a dark brown, called “jocobean”..anyway, they came out really good, and polyed them about 5 coats with water base varnish, put on with a spongey thing…

I did not like the way though it was sanded around the perimeter of the rooms as the drum sander cannot get to close to the walls, so they use a circular sander, which when stained I can see the swirl marks and I do not like the way that looks at all. So after the Living Room was done, I took my electric sander and I sanded around the perimeter of the bedroom and hallways before they were stained and tried to take out the swirls, it worked, but I wish i would have know about it before the Living Room was stained already…live and learn.

So if you have the floors sanded, make them use a regular sander for the perimeter and NOT the circular sander because you will see the swirls, as it also has a different consistency from the drum sander.
I hope this helps you a little.

  8. The guys who did mine did a great job. I don’t have their number with me now but if you search under Floors, I posted about them. His name is Jose…great to work with, very accomodating and they cleanup.
