Hi. I live in a small studio on the ground floor. We have a door and two windows looking into the backyard. The windows have security bars so we cannot use them as a fire escape in the event of a fire. Is there a code that states that two exits are required in an apartment. I want to see if my landlord should replace one of the windows with a door (leading directly into the backyard!).

  1. if its a studio and it is one room, it needs one exit.

    what you might be thinking where this usually comes into play is when the door opens into a hallway, not directly the outside, and thus would need window bars that open to the outside because the hallway could be blocked in a fire and does not lead directly outside.

    but this does not appear to be the case.

  2. Is your building sprinklered? If so, the one door will comply with code. If not, you should have two ways out. Since you are at ground level a window at or above a certain size and, if barred, equipped a hinged gate and finger latch will comply as a exit. how many units in the building?

  3. high rises have 2 fire stairs w/ hoses at each level and sprinklers in the hallways, etc. entirely different set of life safety codes, petey!

  4. yes one of the windows needs to be an exit, however he is legally only required to install an operable window guard, not a door. Speak to LL immediately about this as your apartment is not safe. This begs the question if the apt is even legal. Good luck!

  5. See if the bars are compliant with the NYC fire code- they have to be able to be opened from the inside. If not, the landlord should replace them.

  6. doesn’t have to be a door. would just replace the grate with one that can be opened from the inside (without a key).

    Or were you just looking for a way to get a door installed?
