I am interested to purchase a street level storefront in Williamsburg Brooklyn. It is on the ground floor of a new residential building (only 7 units)

— I see the C&O of this commercial unit stated “Medical Office” use. Currently it is not used as a medical office (but a small childcare center). Any idea how difficult to convert it to just a regular storefront C of O . What is the process and cost involved ?
2) How much power the condo broad has in this conversion process?
3) Just in general how’s the rent for using a medical office v.s. storefront?

  1. You need a full review of the zoning/FAR to figure out if it’s possible. Medical offices/childcare/schools/libraries are considered community use and get special treatment with FAR. When did the building get its COO?
    Since retail rents are higher than community use rents, there may be a very good reason it is there (ie. nothing else is allowed as built.)
    A real estate lawyer should be able to refer you to the right architect to do the review.
