I’m buying a three-story two-family attached house that has enough outlets to support the number of appliances I might have had in 1956. I want to upgrade the electric so that a)I can run a multitude of modern appliances simultaneously, including A/C’s, without tripping a circuit, b)I will NEVER have to worry that my upstairs tenant blows a fuse (s/he won’t have access to the basement, and a number of our fuses probably overlap), c)the ungrounded outlets in the two kitchens and three bathrooms are up to code, and d)I can convert the basement (a fourth story) into a man-cave in about five years without having to re-upgrade anything.
If I remember correctly, I have 16 switches on the current panel in the basement, and the house is on one meter.
What am I looking at for cost and work time?
Thanks.
Give Lloyd Cole a call at Cole Electric he is great and will work with you price wise. his number is 718 801 4208.
Call Watts Electric 347-693-3699 He is currently doing my house the entire building 4 floors on St Marks Ave.
You mention above that you have both circuits AND fuses in your home. don’t mess with electric.
When I’ve chosen the least expensive (by quote) it’s always cost me more money. I’ve had to rewire after they have gone in 2 cases. Yes, they filed for the job and had permits. Many work under some one else’s license– it seems to be ‘the done thing’ in this business.
Plan ahead for your ‘current’ (ha ha) needs, and your future needs. When I rewire I run for electric (more power than I think I’ll ever need), put in A/C lines, Cat 5e– computers, phone lines, security system lines, flat screen TV, cable, doorbell, audio/speaker wires, etc etc
Electricians are known to make a mess. Get your quotes. $10,000 per floor (depending upon am’t of work, of course) isn’t tragic.
A piecemeal upgrade will definitely cost less, but if your wiring is that old, chances are the wiring is sketchy to seriously dangerous.
Call in some qualified licensed electricians and get some quotes – as well as realistic diagnoses of what you need.
I’m having a hard time believing this job will cost over $10,000. This is well over what I’m seeing on HDTV for similar work. I’m basically looking to add about 20 outlets throughout the house. At $125 per, that’s $2,500 total plus the new plate in the basement and unexpected speed bumps. I can do plastering and drywall myself. I saw a similar post that said he had work done for $3,200.
You are looking at $15000 to $25000 to upgrade to code. (Also by code your tenant must be able to access a subpanel.) It definitely does not take a week per floor. Your house can be completely rewired and trimmed out in a couple of weeks.
If you need to upgrade your service from ConEd, that takes an extra month or so.
Errol would be a great solution to your electrical needs. Me and my husband use him whenever needed and he will make you feel comfortable from the second you talk to him on the phone. He is very professional and will make sure you are satisfied with the work you ask of him. Give him a call at 347 791 2884.He will also fit into your budget and give you high end work… good luck.
I highly recommend you call errol.. He is excellent and will do a great job within your budget. His number 347 791 2884
and about one week per floor, faster if the house is empty. They come with and include in the quote a plaster repair man to follow behind to close any holes in the walls. The plaster guy they use has been great and I’m using him for other projects too.
