Without getting to much into the dysfunction of my co-op we have always had a manager. Not a management company and over the years, the disorganization has caught up in a bad way. We just hired someone who immediately started to pad their hours so I fired them immediately.
Now the board is ready to go with a management company (finally!) We are self managing at the moment and trying to get things on track.
We are a 38 unit building in Bushwick and need a good reliable company.

We have Cooper Square. They actually have been the cheapest (I know they are since we get offers from time to time from other mid to large size property management companies and they are all more expensive). We are pretty happy with them (I am the VP and board treasurer).

Cooper Square – good, expensive.
Goldin -good.
TKR – excellent for small to mid buildings.
