Mansard Repair
Our brownstone needs a complete overhaul of the front and rear mansard. Does anyone have any recommendations on contractors, and also some of the pitfalls to be on the lookout for? Much appreciated.

There are many mansard roofs in Park Slope which are, or were originally, Spanish tile. If your building is in a historic district, you will need to match or simulate the original material. This company did a beautiful job repairing a neighbor’s mansard and turret tile roof: http://bit.ly/gSKOz5
Larry Burda at Burda Construction http://burdaconstruction.com/ did our facade, including restoring our mansard roof at the very top. He does absolutely terrific work. We also hired Tom van den Bout of NV/da Architects http://www.nvda.com/ because we were adding a bay window on the parlor floor, and he is also wonderful. As noted above, depending on the scope of what you want done, having an architect draw up plans may be a very good idea.
I have a slate mansard roof and I live on a corner so it over 80 feet. I had the cornice rebuilt, copper gutters and all new slate done by east coast builders or slateroofers.com They did an amazing job and it looks perfect. The contractor comes from upstate NY and they stay in a motel. I had several estimates and these guys were so much cheaper.
I see a mansard roof through the trees
I see a salty message written in the eaves
The ground beneath my feet
The hot garbage and concrete
And now the tops of buildings, I can see them too

These guys are great
I agree with the recommendation to consult a restoration architect. Mansard roofs were originally slate. That being quite expensive, there are MANY types of shingles out there that will mimic the look of slate and that’s what you should be shooting for. If the building is landmarked, they of course will have a lot to say about it.
This is not a job for the likes of “Roofing Guys” or 99.9% of the others out there.
Mansards are tricky especially if there are dormers and decorative copper details along the top and sides. I would not trust a roofer to just “go at it” without detailed specifications that spell out work on the gutters, the leaders, the flashing, the cresting -and if you are re-slating the thing to do is to lay down a waterproof membrane beneath the slates. All in all it is a good idea to hire a restoration architect to help you.
