Converting Outdoor Space to Indoor
We have two outdoor spaces – a large balcony (8’x15′) and a roof deck (18’x25′) – adjoining our condo, which is the top 2 levels of a brownstone. We are considering converting the balcony in order to enlarge the room it currently adjoins. How complicated would something like this be? Permits, etc.? Trying to determine…
We have two outdoor spaces – a large balcony (8’x15′) and a roof deck (18’x25′) – adjoining our condo, which is the top 2 levels of a brownstone. We are considering converting the balcony in order to enlarge the room it currently adjoins. How complicated would something like this be? Permits, etc.? Trying to determine whether it would be worth having an architect come in for a consultation, or if the work involved would be outlandish, to give up the idea. Many thanks for any insights.
Comments above as to zoning regs are spot on.
While anything’s possible (with enough $), there’s probably no way you’ll be able or be allowed to convert a balcony to interior space, so I’d focus on converting space on the roof if it’s allowable by zoning.

It can get very complicated at the dob as you may not have sufficient floor area / lot coverage / yard regulations by taking it in as part of the building.
Yes, for all of the reasons above, you will need an architect. You might want to talk with the building first to see if they would allow it. It does not matter much if you can do it per code, if the building will not approve it first. If you need an architect, look me up.
the first question is: is it allowable? … per zoning, etc… for that you will definitely need an architect.
the second question is: what are you willing to put up with … and spend …. to make it happen?
even in the best of worlds it will be complex and expensive.

I would think condo would require going with architect and permits. May also not meet zoning rules if increased living space brings you over allowed FAR.
