I was hoping the Brownstoner community out there can give me a reality check on the costs of renovating 2 small bathrooms.
I’ve gotten a few quotes and either I’m unrealistic or the contractors are completely unrealistic.
The quotes I’ve received are for labor and incidental supplies only ( ie dry wall, grout, etc). I would buy the fixtures, sinks, tiles, etc. I live in a co-op so everything needs to be above board.
Following are some specifics:
Bathroom 1: 7×5 feet
1) Removal and replacement of floor tiles. Will be using 12×12″ tiles.
2) Removal of wall tiles. Sheet rock/cement rock walls and then painted.
3) Removal of built-in hamper, towel bars, soap dish, toilet paper
roll fixture. Replacement of towel bars, soap dish, toilet paper roll
fixture.
4) Removal of sink and under sink cabinet and medicine cabinet/lighting
above medicine cabinet. Replacement of sink, medicine cabinet, lighting
above medicine cabinet. Removal and replacement of all sink fixtures.
5) Removal and replacement of tiles above bath tub. Tiles go all the
way to ceiling ( 8ft ceilings) and on window. I’ll probably be using 12×12 tiles.
6) Removal and replacement of built-in fixture in bathtub ( ie faucets,
soap dish, towel bars ).
7) Reglazing bath tub.
8) Stripping/repainting of radiator pipe.
9) Make niche area in bath wall ( for shampoo, etc)

soap dish).
7) Installation of shower door.
8) Stripping/repainting of radiator pipe.
9) Make niche area in bath wall ( for shampoo, etc)
AI know that all quotes are negotiable but I really just need a baseline number.

I am not asking for contractor quotes. I am asking apartment owners what to expect in terms of cost.
But then you’re expecting us to provide $ ? Normally I am happy to post my figures (and have done so a lot), but there’s a disconnect here.

I know there are many contractors on Brownstoner That’s why I specifically did not post the quotes.
This forum was started to see if other apartment owners did the same type of job.
Love these endless posts where the *most important* thing is missing…what were you quoted?

Thanks! Would you recommend your contractor? I don’t understand why the DOB needs to be involved for the scope of the work either.

My intent in this forum was to get a ball park figure and not to get into specifics with contractorrs
I can tell you that I had a similar scope of work in my bathroom and a decent licensed contractor should run you in the 6K-8K for labor and building materials (not tiles or other decorative things).
Of course that does not including and filings but I have no IDEA why you would need to file that type of work with DOB as it’s just updating (not moving any plumbing or electrical). Never heard anyone file for that kind of work but I am no where near a building professional of any sort.
In addition to the above question about filing with the DOB we would need to know the following:
-What floor is your unit on, is this a walk up coop building or is there an elevator? If so is there a separate service elevator?
-What part of Brooklyn are you in and what is street parking like during the day?
-Have you already picked out all your fixtures, tiles etc and will all materials and parts be on site when job starts to avoid delays? Also why reglaze when you can get a new cast iron tub for the same cost as reglazing all while assuring that drain/trap are redone.
actually, I wasn’t aware that I needed to. If I do need, then I am asking the contractor to do it.
does the price include filing with the dob or are you trying to get over?
