  1. It is possible to move plumbing fixtures legally using only a licensed plumber and not an architect. Same for electric. If drawings are required, most good licensed Plumbers and electricians have licensed architects that can provide the drawing service. My experience, it is usually more cost efficient than hiring an architect first.

  2. I like snowman’s idea but that can be shoveled together with the snow.
    If a permit is required that an architect / engineer must be retained as only a licensed design professional may file for drawings. If there is no requirement for a licensed design professional then ni permit is required. There are limited instances when a permit may be obtained without a licensed design professional required to file plans. Have fun at the DOB.

  3. You may need a permit but not necessarily an architect. You should be able to find out what you need from the building dept without paying an architect who may or may not be required.

  4. It depends; to paint, refinish the floors, do general repairs, change/update cabinets or appliances, no. To change plumbing or electrical wiring, walls, exits, layouts or number of units, yes. If you are in a landmarked area, any change to the facade or windows would need approval from LPC in addition to the DOB.

  5. I would say go through the proper channels unless you know how these things go. Get a good architect and they should be able to fill in all the blanks.

    Remember, if you do any project that wasn’t filed and should’ve been you’ll have to file later and pay extra. Also if it’s something that needs to be signed off by a pro and its in the wall, you probably will have to break open some walls for someone to sign off.

  6. Yes- you will likely need a permit and an Architect. Just as Argentina stated above- if you are doing anything plumbing related, structural, or anything that involves Landmarks. Try one of us on the forum for more information.

  7. What kind of work are you getting done?
    You may or may not need a permit; usually if you are adding moving plumbing or doing an addition you need an Architect.
    If it is more cosmetic work you don’t need to file and don’t need an Architect unless you are looking for a high end design .Keep in mind that filing will add cost to the budget and flag property for tax increase.
