looking to close on a purchase of a townhouse. Inspector gave us a sense of some costs for neccessary upgrades/repairs but wondering if anyone has a back of envelope for some work we want to do so we can figure out where we stand on offer?

1. Opening about 10ft of a brick bearing wall.
2. Installing small, basic grade bathroom on ground floor above basement, in line with bathroom stack.
3. Installing 4×8 deck on the roof of an addition in nonflamable “wood” product.
4. Building two walk in closets to separate a large room into two.

Any ballparks would be a help.

    2. If this is an addition, $4K plumbing and $7K labor, not including finishes.

    3. Also needs to be structurally engineered, so you may likely be looking at roof framing. $4K

    Figure 10%-12.5% for your architect/expediter, add DOB fees and don’t forget tax.

  2. Most of these things require and architect a structural engineer, as well as filing with the Department of Buildings.

    I think the work itself will cost about 25k…

    and the architect and engineer and filing costs another 10k.

  3. Hey- Thanks for these thoughts. We were guessing $15K for just the little bathroom, so I now have a glimmer of hope that we can get that down.
    Need to close on this house before we plan building materials, but thanks for the estimates.

  4. I’m pretty cheap, but 4500 for a bath? With plastic shower box, cheap vanity and vinyl tile maybe. I’d say: $1500 for plumbing, same for framing and wild variations for finish materials and fixtures, but maybe $7000-10000 in all for medium-end.
