Hello, We are in contract in a building in Wburg that we have serious concerns about. Our contract specifies that we can have an inspector come in before closing (our stipulation against the advice of the broker). Does anyone know if a great inspector who is known for reliable, independent work (i.e. not paid by the developers to approve crappy work)?

I recently hired richard perri (based on rec’s here on brownstoner) for a whole house inspection in the burg and had a very good experience. he was not cheap, but I was also concerned about the building’s condition and wanted someone top notch. he was thorough and took great pains to point out both the weaknesses AND the strengths. I took home a paper copy of his notes and had a full report by email the next afternoon.

    his site gives lots of background on his business and experience. my inspection was pre-contract signing, so I’m not sure what your options will be if you find something untoward. hopefully you’ll have adequate recourse if you do. good luck!

    * Detailed inspection report delivered via email as PDF with inline color pictures
    * Very detailed and discusses all findings (both good and bad) with you while performing the inspection
    * Highly accessible via phone/email
    * Has a thermal camera that can help find drafts, air leaks and walls/ceilings that lack proper insulation.
    * Can also do radon & termite inspection (NOTE: radon not necessary though because NYC is very very low)
