We are on the verge of acquiring roof rights for our brownstone duplex (top two floors) and I could really use some expert Brownstoner advice as to what to do with the space 🙂
There is currently a fire hatch from the corridor to the roof which I assume has to remain. Would it be possible to build another entrance to the roof though from our living room upstairs? Or is that a waste of money?
Have very little experience with this sort of thing, so ideas/suggestions much appreciated.
The block is also on the verge of being voted in to the historic district, so not sure if this makes getting roof rights a waste of time?

I was looking at the exact same situation in Prospect Heights 2 years ago. The sale did not go through for other reasons but we did but a lot of thought into it. We were thinking about a small loft space with sliding doors that opened onto a roof deck/garden. It’s fairly simple because the entire structure is built off the parapet walls. First thing is to make sure you get a new roof or have access to it for repairs etc down the line.
If you do end up moving forward I would be happy to help you with the process from start to finish as the permit and design process can be overwhelming.

Thanks for the reply. Are there typically any sort of security issues with that sort of thing (stairs to the room from an inside room)?
Also, from an architecture point of view, what options are there available for a roof deck? Our roof is close to 15 years old, so preferably we would need something that is easily dismantled. Not even sure if there is such a thing.

Yes, a stair up to the roof is well worth it. As long as what you want to do cannot be seen from the street then you will not have a problem getting a permit.
