Well at least the crazy thunderstorm helped highlight the next repair we need to focus on…

The back of our brownstone got PELTED with torrential rain and hail tonight, and we had water leaking in from above one of our rear parlor windows. This was coming in from behind the wood, so I’m guessing it’s coming from above, possible from some leak in the brick in the back. The back of the building looks to be in pretty decent shape, having been stuccoed over fairly recently.

We have also seen leaks like this with what looks like rusty water (brick colored water more likely) on our garden level unit in the same area.

So I’m not sure who the best person to call is…a mason? engineer?

  2. I have seen water enter between the brick work and the membrane on a flat roof, travel down inside the plaster of a plaster on brick wall and emerge at the top of a window two floors below. The plaster on the upper floors only appeared damp (though later it showed staining); it seems with leaks you have to be ready for the water to travel long distances through what should be the impossible – so be prepared to look at the surrounding brickwork and up higher.

  3. could be you need brickwork done, but I’d suggest talking to a roofer first. We had the very same problem, and the roofer found lots of little places water can get in when its windy, like the edge of windows, etc. Also, we have had problems with water getting into the party wall we share with the house next door — mostly because the place next door is in poor repair. We used a roofer called John Mastroianni, and he was excellent. 718-253-4088.
