I know these “how much will it costs” posts suck because there are always so many factors involved, but can anyone give me a general ballpark figure on how much it will cost to demo, insulate, and sheetrock my attic (about 700 sq ft)? It’s finished in lathe and plaster right now, but the plaster is in really bad condition (huge cracks all over) that it’s not worth repairing. Plus, it gets roasting hot in the summer and freezing cold in the winter so I’d like to insulate it. I’m planning on turning it into my office, so it has to be somewhat habitable.

I’m trying to decide if I should put up with the PITA and do it myself, or if I should hire someone to do it for me. I demo’ed my kitchen myself and it sucked… I have no idea how much it would have cost to have it done professionally, but I know I’m really not looking forward to doing the attic myself.

I’m not trying to do anything fancy, and already have bids from the electrician for wiring, so just need an idea if demo and sheetrocking will cost me $1k or $10k?

THanks

  1. Depending on the flights of stairs involved, the possible need for framing repairs and maybe some strapping, and assuming you can get a 4×8 sheet up there without cutting it in half, you would probably be in the $2000 range maybe a little more (not including demo). If you want to talk more about it get me at alan@alanmichaelcarpentry.com

  2. Thanks for the input — does anyone have a ballpark figure on what this might cost, not just suggestions for people to call? I’m leaning towards just doing it myself.

DIBS — thanks for the advice re: airflow. Also, did the vents seem to make a big difference?

  3. You don’t want to install batting between the roof rafters right up against the roof without providing for a flow of air. If you’re going to DIY, read up on how to do it properly.

  4. Probably best to deal with two separate guys…one to do the demoing and sheetrocking and another to do the blown in insulation. Mine was done by Federal Conservation but if you search here under Insulation I believe there are other, slightly cheaper recommendations. My insulation was $2.00 psf plus $400 for two roof vents.
