Our block just got hit with a wave of NYC Sidewalk Violation notices with 45 days to repair. A couple of questions…
Will the city use a contractor to repair/replace a bluestone sidewalk (appears that they consider this a special situation.)If not, does the 45 day deadline still apply?
Any recommendations for contractors who do good/affordable bluestone sidewalk work? (Tried to reach Vinroy Baronette numerous times without a callback.)

  1. Our co-op just went through this. You have to get a permit (about $70) from a licensed company (check to ensure their license through the DCA Website http://www.nyc.gov/html/dca/html/licenses/license_check.shtml). Once you decide to go with them, they’ll give you a letter of intent that you can provide to your insurance company.

    We brought out several contractors for estimates. For 6 squares the estimates averaged about $1400-$1600. I would not recommend Jabus Building Corp (aka James Buscarello). They did our neighbor’s sidewalk and a worker handed us a card noting our beat-up sidewalk. Buscarello showed up but he never actually got us the estimate. After multiple calls and messages, I gave up on them. Very unprofessional. When we pick our company and if they do a good job, I’ll post on here.

    Does anyone else have recommendations for sidewalk repairs (with prices)?

    Did anyone go with the city? How much did it cost you and how big is your sidewalk?

    Anything else to bear in mind?

  4. It is very simple to correct the issue.
    1) 1st is the sidewalk damage due to normal weather conditions.(ITS YOUR RESPONSABLITY TO FIX)
    2) 2nd is the sidewalk damage due to a tree rooted up and crack up the bricks. or anything else like fire hydrant etc. (ITS DOT RESPONSABLITY TO FIX)

    Here what happen in my case. My sidewalk was damage and repaired by the city parks dept at no cost when they were renovating the park on the block.

    Here is the steps I took to clear violation.
    1)Paid a fee $70
    2)I was issued a permit a& had 30 days to fix sidewalk. (In my case the sidewalk was already fixed)
    3)If your have a residence (house) no store fronts. (You can do the repairs yourself or hire your own contractor)
    4)If you have a commercial building, you will need to hire a contractor from dot list.

  5. Our block just got hit by them, too, though we’re not landmarked and do not have bluestone sidewalks. As much as I agree that sidewalks with 2″ heaves are a safety hazard, some of the sidewalks that got violations have hairline cracks that are otherwise level. It seems that any property with a cracked sidewalk got hit, regardless of whether or not the sidewalk is uneven because of the crack. I know that those cracks eventually lead to unevenness, but that often takes years. Seems that the violations should at least give different deadlines depending on the unevenness and potential safety hazard of the sidewalk. But I guess that’s just more paperwork and things to keep track of for the city. It just feels like some kind of massive kick-back to the city’s selected contractors.

    Does anyone know how DOT handles bluestone on a non-landmarked block?
    Will they have their contractor tear it up and replace with concrete? Also, are there consequences for doing repair without permit?

  7. Our block went through that two years ago. If you’re a landmark block, go to your community board or local govt rep and get them to help remove the NYC Sidewalk Violation, since landmarked blocks with bluestone sidewalks are a special situation and require landmark permits for repair, which can’t be done in 45 days.

    What finally forced me to repair our bluestone sidewalk was the refusal of our insurer to re-insure the property unless the sidewalk was repaired to their standards.

    I tried Vinroy Baronette, and despite his assurances to come out and evaluate the job, he never showed. I ended up using J Mos from the Brownstone Authority (718-972-2836). A bit expensive, but he was very professional and his crew did excellent work. I was very pleased with the results.

    Huh? The city isn’t looking for money. It’s looking for property owners to keep their sidewalks in shape. Fix your walk and there’s no fine. If you bought a property and didn’t understand you’re responsible for this, that’s your fault. I wish the city would give out more of these. Half the brownstones on my block have dangerous sidewalk heaves of 2″ or more.

  9. The city has a RIGHT to do it by themselves and then charge you a legalized extortion fee after 45 days. go figure with bloomy’s idiots.
