WE want to place a 24,000 btu (i.e. 2-ton) condenser on an outside wall of our condo. Assuming the condo board has no problem, do I need a permit from the city?

My understanding is that if it is below 3-tons, no permit is needed.

The condenser will be mounted 4 feet above the ground against a wall that is completely within our backyard space.

  1. There are 2 types of permits for the equipment.

    1. For the actual work associated with placing the unit including structural support, ductwork and related work.
    2. Equipment use permits to operate the equipment which the fire dept. keeps track.

    The up to 3 ton exemption is usually only for the equipment use permits but not for the actual work. Down the grapevine there are rumors that the fire dept. wants that small units also have permits eventually though it is currently no required for certain units.
