I’m wondering if anyone has experience/knowledge of exactly what this entails.

We are consider buying a house that has NO kitchen at all and were told that it would have a working kitchen put in to get the C of O. I’m kind of afraid that they will install garbage and I’ll just have to rip it out.

I think I need to explore these possibilities:

-Have them do the bare minimum so I can easily redo
-Subsidize the kitchen so that its actually a decent one
– Explore the possibility of getting around this stipulation and close without a working kitchen (if thats possible, which I’m pretty sure is not)

Any advice would be appreciated!

  1. In 1982, when we renovated our home, we were faced with the dilemma of needing a kitchen to get the C of O. We had ordered custom cabinets that wouldn’t be ready until 3 months later, so we needed a cheap interim kitchen to pass inspection.

    While driving through the East Side near Central Park, we saw a dumpster filled with old wooden cabinets. Upon further inspection, we saw that they were in pretty good condition and were clean. So we did what we had to do! I love dumpster diving.

    While the contractor was installing the counter and the wall cabinets, one of his workmen commented to me “It must be nice to have a kitchen that was once owned by a celebrity.” I didn’t understand what he meant, until he showed me the labels. Each cabinet had a label inside that read something like “This cabinet was custom made for Richard M. Nixon Esq. 810 Fifth Avenue New York, NY” I was shocked. We had installed a presidential legacy.

    When our new kitchen came, we threw out the old cabinets, but I carefully cut out the labels and saved them as memento of this classic renovation story.

  2. Do then the bare minimum but you gotta put in something. An apartment withput a kitchen is not considered habitable so you will fail construction signoff.

  3. I ran into this when I was reno’ing my place. We have a 2fam we wanted to use as a 1fam. But we wanted to be able to convert it back if needed. The ‘kitchen’ we had on the second floor was to come out after inspection and become my office. Here’s what we got away with:

    And actually, we used it as a kitchen while the first floor was being demo’d. But, the sink worked, the stove worked, and the refrig worked. I’m sure the DOB know what was up but it was a ‘working kitchen’.

    Soon as it passed, it all went into the garbage. But of course the actual plumbing still exists and is functional.
