Hey all, just got finished putting in a new skylite and roof hatch, and the guys who did it keep reminding me that sooner or later I need a new roof, cuz there are 2″ of layers of stuff on mine that will have to be stripped off.
The guys that did it, I completely trust as to quality of work, I have worked with them for years on major projects.
I asked the owner today for a very ballpark price for a new roof, he said about $20 psft. Using the best high end stuff, he assured me.
This is a 16′ x 65′ rowhouse. There will definitely be parapet wall work (new camelback), the usual penetrations, etc.
How does that line up with your experience in doing a whole new roof?

I had main and addition roof redone with extensive masonry work (two new parapets and new chimney) for 13k with MB Contracting. Got bids for roofing alone which ranged from 6k (premier) to 18k (complete replacement).
You don’t need to rip up a flat roof of more than two layers. This is because of the way the weight is distributed on it. A peaked roof can only have two layers. Again, because of the way the weight is distributed. Call up Greene Roofing or Premier Roofing and ask them.
denton – we’re just about to get started on our reno. Building dimension is 16*40. Roof will almost certainly have to be ripped off and re-done. No new skylights for us and we are approx 10K plus and asbestos removal costs. Almost certain there will be asbestos in there to remove. Dont have much info on costs for that just yet.
We did a complete tear-off and re-roof last year (including new hatch & railings and a few other small things) for $19k with Roofmaster.
who did the hatch and skylight- mine has been leaking for 10 years- time to get it done
