We just bought a townhouse that is currently configured as a 7-family with 3 electric meters (5 of the units share one meter). Two of the units are unoccupied and we would like to upgrade–i.e. completely rewire–these two units at this time. Some of the electricians we’ve met with say that we are required to put in a new panel with eight meters (one for each unit plus one common). They say that at the inspection, DOB will want to see as many meters as there are units on the C of O. However, this seems a bit wasteful since we eventually want to convert the building to a 3-family in a few years. Anyone know if the rumored DOB requirement is true? Or have other suggestions and thoughts? Thanks!

  1. Historically, DOB cares about breakline between two and three families as that is where the Multiple Dwelling Law kicks in. If they see a third meter in a two family, you probably have an issue. In combining apartments, often seperate meters are left in place. I build some buildings where most of the tenants are on a single meter and it is not an issue. Of course, DOB is not known for uniform enforcement.
