Hello! My wife and I would love to open up our sealed dumbwaiter down to the floor and make it a (much needed) hallway closet for our Park Slope apartment. Does anyone have any experience/advice/recommendations about a project like this? Cost/time estimates?
Any help is greatly appreciated!

  1. Legally building has to file plans with DOB and eliminate the shaft from top to bottom for all affected apts. Fire stopping is required. As currently configured the shaft requires ventilation from top to bottom. It’s best to do all dumbwaiters 100% throughout the property. The roof bulkhead needs to be removed as well and the deck closed with a double layer of plywood and finished roofing materials. This safety measure is for firemen should they need to cut into the roof in the event of a fire and not fall down the shaft. At the basement the shaft needs to be cinder blocked. I would figure a cost of probably $300 per opening assuming the entire building is done. Under no circumstances should you be the only person doing this!

  3. Are you in a coop? Ask their permission first. There are fire rules about this.

    We live in a house and the dumbwater was turned into a regular closet. They removed the rails and the dumbwaiter, of course, and they put in a floor. Plus a rod and a shelf.
