Painting Hallway
Hi everyone, Well, my tenants have done a number on my hallways. They carry their bikes up and down from the third floor, so the walls are covered with grease marks and tire tread imprints. They also managed to take chunks out of the sheet rock. I need to repaint the hallways. Can anyone recommend…

Well, my tenants have done a number on my hallways. They carry their bikes up and down from the third floor, so the walls are covered with grease marks and tire tread imprints. They also managed to take chunks out of the sheet rock.
I need to repaint the hallways. Can anyone recommend the following:
1. Good colors and paints so that the grease and tire tread marks can be cleaned easily.
2. Any other creative ideas to mitigate this issue.
3. A good painter.

Someone had a great idea of using a chair railing but i would go a bit further. Secure the chair railing higher than normal( in order to clear all bike and other objects from bumping walls. A high placed chair railing (at 4′-6″ to 5′-0″ ) will make a statement and paint from the chair rail down charcoal or a dark color and paint remaining walls and ceilings above the railing in pure white. Second recommendation is to cover the wall from the chair railing down with a dark washable vinyl wall covering, third recommendation is to use bead and board from your local lumber yard and secure it from the chair railing down also painting it charcoal or dark with the rest of the hallway walls and ceilings in pure white. The bead and board can take the most beating but will require more labor, detailing and cost as opposed to the less expensive vinyl wall covering. One of those wall or ceiling mounted bike racks in the hall? If there’s room?
How high up the wall are the marks? Would you consider wainscotting? Still going to get dirty, but won’t ding and dent as easily, and should clean up easier.
a bike rack nearby will not solve your problem. Typing as a renter, no way in hell would I store my bike outside 24/7. Unless you have the ability to allow them to store bikes in your basement/under stoop, you are SOL and will continue to endure this type of wear and tear. If the damage is beyond wear and tear, you should withold some of their sec dep for the repairs.
Call the city to see if you can get a bike rack installed in the vicinity.
