Hi All. I recently came home to find water all over my floor. My coop did some work, shutting off the water in my building. Apparently my upstairs neighbor (a renter) left on the facet in the bathroom. When the water came on, it flowed down damaging the floors in my apartment and doing other damage to other apts. I just on’t know where to start. Do I get bids on the work? Do I contact the owner? Do I just leave it to the Board and deal with them directly? It’s overwhelming and upsetting to see the damage to the hardwood floors in my apartment. Can you give some advice on how to start? Thanks so much!

something similar happened to us last yr (though it was blocked building pipes). call your insurance. call the board. get professional dryers in – actually your insurance should be offering this – you don’t want mold etc to grow while you wait for the board to sette this. we had a horrible time with our insurance and b/c it’s a coop everything in our apt was OUR expense as per building docs (even though a building pipe was clogged). not a fun time, keep track of everything and good luck!

same thing as getting into a car accident….the other guy should have insurance to cover you. i live in a co-op. matters like that are to be handled between the individual shareholders. the borad only looks out for the common areas and the plumbing/heating systems….

I agree with getting an insurance company involved. But, there is no need to file a claim with your company at this point. The liability falls on the renter. They should be insured. If not, the unit owner should have coverage. I would get both of their insurance information, call one or both companies, and let them sort out liability. If neither is insured and you want to avoid having them pay personally for the damage, then you should go to your insurance company. In my opinion, the Board probably won’t be able to do much unless they are willing o mediate the dispute. The master policy for the building won’t cover this since the damage did not affect the building or common areas.
Minard, I thought you were on a board (?). Are you saying the board shouldn’t care about renter negligence, floods in the building, and then the repair work that will have to be done? And the OP mentions possible damage to other apts as well.
OP, you should pursue all means. Definitely notify your insurance company (who will go after the renter) and definitely notify the board. The board, unless it’s in Minard’s building, may be aware of contractors who could be helpful and who have done work in the building in the past, altho it is not their responsibility to get the work done.
And read your proprietary lease. The floor may or may not be a decorative element. If not, then it would be the board’s responsibility to replace, but yours to finish.
