What termite treatments have you done to your house and what seems to have worked?

We have talked to two outfits and these seem to be the options:
-drilling 3 holes into each beam end and putting some sort of syrup substance into E V E R Y to create a wall of defense
-drilling holes in the floors along the foundation walls, filling with something (called phantom??) and sealing the hole, this is for both inside the house and outside.
-spraying boracare inside all walls, floor and beams – everywhere
-sealing all the concrete walls & floors (not for water issue in this case but to close up holes?)

The tactic seems to be create a wall of defense with all these numerous holes all round the house. It is NOT cheap and I wonder if there is anyway to figure out what is overkill. Its funny, I equate holes with letting water in and yet the termite solutions seems to be creating tons of them…

Some of the really badly eaten joists probably needs to be replaced… Has anyone done this and how much does each joist run you (current joists are 3x8x21.) Does anyone have contractors that are actually good at replacing structural elements to recommend?

  1. For 3″x8″x21’long joists, you can expect to pay in the neighborhood of $550/600 for the structural replacement, plus additional for the replacement of any ceiling finishes. In my opinion, you would need to file the structural work with the department of buildings (which is never a pleasant experience.) However, there are probably people out there who say you don’t. It is up to you to decide who to listen to.

  2. Sunsetpark, where/how do/did you see these swarms if they did not make it to the joists?? Can you talk more about the cetricon system and what the actual bait product is? Is the work warren-teed and if so, for how long do they keep coming out to check? My email addy is listed in my profile. Really would like to talk to people who have had treatments (good and bad) done as the quote we current got for these massive # of holes is $7000 total.

  3. We have had a recurring termite problem and originally used the methods you mentioned. They never made it to the joists, but we would have a swarm almost every spring. We finally went with the cetricon system. they drill four holes, two in front and two in back of the house (outside) and bait them. The company comes every three months to check to see if the bait is taken. We have not had a swarm this season and it appears to have worked for us. We used Magic Exterminating. the bait sterilizes them and supposedly kills the colony.
