I have a question about the Prospect Lefferts Gardens historical district zoning guidelines.

How is “single family” defined?

If I want my parents to live with me, can they? Can I have roommates? Six of them? What if my parents have their own kitchen?

Seriously: is are the boundaries of the single family covenant defined someplace? I’m curious.

  1. In a single family house, there are rules regarding the number of occupants (on a square foot basis) and the number of non-related occupants.

Thank you Petebklyn, but I don’t have anything to add to what traditionalmod already wrote except that the blocks with a single family covenant [enforced by the homeowner’s association]and R2 (single family) zoning [enforced by the City] are Lincoln I & II (south side) Maple, Midwood & Rutland I & II, and Fenimore I & II (north side)

  3. You can have a legal two-family in the PLG historic district as long as it is not on a Lefferts Manor block. Only the Lefferts Manor blocks are one-family. Lincoln Rd is split half and half, so the north side of the street can be two-family or more but the south side of the street are only one-family. So that way you can have the benefit of more quiet, picturesque one-family houses across from you but still have an extra apartment in your own house.

    In Lefferts Manor proper, the DOB won’t allow you to put in more than one kitchen and they’ll call it a kitchen even if you have just a fridge, sink and microwave. That’s directly from the DOB guy’s mouth when we had to clear an old violation for an illegal apartment in our now-legal basement den. If you are doing renovations that require the DOB to inspect then it’s impossible to install a 2nd kitchen without their knowledge. A neighbor could turn you in too if they suspect you have more than one separate living space regardless of who inhabits it.

  4. single family means one kitchen, and generally there is a limit to how many can live there, although if all are actually related I do not know how they can limit you. 6 roommates, maid, yourself and your parents is a lot of people. How big is this house?
