Can anyone tell me what the difference is (for a brownstone with a flat roof) between these two type of roofing materials:

1) White granular modified bitumen roofing

2) Firestone APP 160 cool

Between those two I would use the granular as it gives better protection from wear, shoes, etc. Firestone makes good products and modified bitumen is good general purpose roofing, fine for a brownstone. A competent installation, preparation, flashing and detailing is more important than the materials. There are a lot of hack “roofers” out there.

    To do a Green roof or an extremely high traffic roof there are better, more expensive choices.

    DIBS, we’ve gotten quotes from approx $6,500 to $10,000. We’re deciding between two now. One that CGar gave us (and maybe you used to) and another that was closer to $10K but they seemed super professional. Can’t remember the Company offhand.

Biff: Depending on intended use of roof (foot traffic, equipment, furniture), you might also want to talk with your contractor about walkpads, and certainly want to talk with them about warranties.     Also, if reading technical specs helps you reach a decision, Firestone (Johns Manville, whoever) posts product literature on their website(s).

  4. App 160 Cool is a modified bitumen with a smooth rather than a granular surface, app 180 is a granular surface that gives better protection from wear.

    Cool refers to a non-torch, cold adhesive application.
