I’ve been noticing penthouses lately and can see many new ones from my apartment. I notice that they are uniformally ugly, have no architectural relationship to the buildings on which they sit and are typically painted a dull beige or a horrible pinkish color. Are some or all of these uglifying conditions required by code?

  1. Yeah – what Maly said – and with penthouses, we are creating whole new worlds for their owners. Generally these are not visible from the street (this is actually a requirement in landmarked areas) and are only for the experience of those living inside the penthouse. Fenestration has to do with views going out, light coming in, and relationship to the interior layout.

  2. I didn’t think about the wall surface issue, that makes sense. The bland color choices are so ubiquitous that I thought it must be written in the code. For example, the Gretsch is a nice gray and was entirely repainted when it was converted to condos, but still, the dull beige penthouse. Thanks for the responses

  3. Part of the issue is that the wall surface for penthouses will be seen/touched up close by the residents, unlike the outside walls. A surface that is safe and looks sharp from afar may not be so up close. In essence, the color and texture may look ugly/bland to you, but will be fine/unoffensive to the owner.

  4. Probably a they got a deal on the brick or maybe left over from another project. The setback is either zoning generated or the want to provide a large terrace for the new apartments.

  5. sadly, these development are driven by the bottom line. The poor color design choices are also developer driven to try and appease (ie. not offend) a large percentage of the population as possible.
