So I just had a wonderfully positive experience with a renovation job that included building a metal stair from our parlor floor to the yard, creating a doorway where a window once was, moving a radiator, creating a new window in the bathroom, and installing a new laundry line. Wanted to share info on the team that put this together and provide recommendations. For context, we were looking for a pretty basic end product without a lot of frills at a low price.

Created the plans, coordinated the DOB/Landmarks process, and led the bidding out of the work (our contractor was one of those on his list). Really nice guy, totally got us, and I especially appreciated how he went out of his way to deal with my myriad annoying client questions.

Contractor: New Rong Construction at 917-805-3816
They did the work quickly, smoothly, and super respectfully – despite the mortar debris, our apartment was cleaner than it had been for months when we’d come home in the evenings! Overall, the job went very fast and all punchlist issues were addressed without any pushback. This was the only GC that broke out the scope by line item right away, and was amendable to negotiation. Only quirk was that the firm’s only English speaker was an off-site coordinator; it didn’t really matter to me, since she was always immediately available by phone or by e-mail.

Iron Guy: Gabriel Ironworks at 718-499-4077
Gabriel’s guys built a very nice stair and laundry line hook up. We didn’t always seem to communicate very clearly in the lead-up to the job – not a language issue as much as an approach issue in that I was a bit OCD and he was pretty laid back – but the actual work got done efficiently and on time. Very happy about how it turned out.

Jerry was very responsive and didn’t try to steer me to the most expensive products. I had a ridiculous number of questions, all of which he fielded on an ongoing basis, one of which included research on options outside his store (a special handle to open the transom window).

  2. The work took about a week and a half. Cost ended up between $18-20k total, including DOB fees (haven’t sat down to tally up yet, so it’s an estimate)
