Super for Small Building
The Super for our four unit building is leaving Brooklyn and we need to replace him. He is responsible for placing garbage out, cleaning halls and general maintenance. How would you recommend we find a replacement? Any advice is greatly appreciated.

ditto on asking who the neighboring small coops use, that’s what we do. and yeah, if you ask the neighborhood locals hanging about they pretty much know everyone who’s on the street and what they’re doing.
Another thought: ask the local hardware store. Found a great handyman that way.
As a resident of a small coop myself, I would strongly urge you to stay in the lovely middle ground between a management company, which always ends up more expensive than doing it yourself, and actually doing it yourself, which means fights among residents over who has to do the garbage this week.
To find a good super, seriously, you might ask the guys who hang out in the neighborhood! Yes, that’s right, the domino players and retirees sitting on their stoops. They may not be good bets themselves but they will know who is. They will also know who has such a job in other small buildings and wants extra work. Or try the church: our first super was the sexton of a small church, who also wanted extra work. And don’t assume women don’t want the work; the sexton’s wife helped out.

where is your building?
Talk to owners of neighboring buildings, walk around when it’s time to put the trash out and see if the folks who are doing it want more work. You probably want to pay a couple hundred bucks a month so it’s someone with a regular job making some extra money, or someone who’s got to take care of whole bunch of buildings to make a living at it.
