I’m considering putting a new hatch with folding stairs to gain roof access from our top floor hall way (we already have a hatch but it’s in my son’s bedroom and without stairs). I’ve talked with a couple of roofers who are going to come over to give me an estimate. I’d appreciate any advise from any homeowner or expert regarding this endeavor. Thanks!

  1. One problem that concerns me is that most row houses in Brooklyn have a cockloft. You’re going to have a situation where the ladder either sits flush with the interior ceiling, or you have sort of a recessed space, which might look strange, plus it’s going to cut down on the headroom between the ladder and the ceiling lip. If you put the ladder flush with the interior, you’ll have a very large last step getting on and off the roof. If you put it flush with the roof, you might have to angle the front of the recess to make it really work, or have a really large hatch which will depend on the distance between the ceiling and the roof. You could alleviate some of this problem with a telescoping ladder, but they’re a lot more expensive and limited in height.

  2. Our roof hatch has a wall-mounted steel ladder, which is not a particularly easy climb. If you’re installing the hatch and ladder because you want to use the roof on a regular basis, I suggest you discuss walkout access with an architect or expediter.   3. Lowe’s sells an amazingly small Werner disappearing ladder for $189 & they offer installation. I’ve thought about doing it & may still.
